Interior Designer Wanted – New Home Layout & Kitchen/Living Space Design We have purchased a new-build home where the shell and façade are already set, but there’s still time to influence the floor layout and interior design. We are looking for an interior designer who can help us make the most of this opportunity. Our main priorities are: 1. Kitchen-focused layout optimization – We have a preferred location for the kitchen and some initial ideas for what it should include, but we want a designer to guide us through optimizing the space into our dream kitchen. We have not yet selected a kitchen provider. 2. Open-plan flow – design how the kitchen, dining area, and living room will work together in one large open space. 3. Lighting design – provide guidance on lighting placement and style for the main floor to enhance both function and ambiance. 4. Additional input – potentially help with bathroom design and minor floor layout adjustments for the basement and upstairs. We are open to different payment structures (hourly, flat fee, or milestone-based) and welcome proposals that are clear and straightforward. If you have experience in new-build projects, kitchen design, and open-plan spaces, we’d love to hear from you. Please include examples of past work and your preferred payment arrangement. Here are some sketches and ideas to guide the proposal for point #1. In our revised layout, we’ve replaced bedroom #3 with a small pantry and removed several walls to create a more open kitchen space. The air ducts from below will now be routed through the wc walls instead. We’re open to all ideas at this stage, but here are our current thoughts for the kitchen: • a large, deep sink centered under the window. • a generously sized kitchen island (we’ve sketched a few possible dimensions and placements). We’d like your expertise in determining what works best. • The island should include a seating area—ideally positioned to take advantage of the view from the sink window, which is a highlight of the space. • We’ve shown a layout with four tall cabinets and adjacent counter space, but if you have other ideas that might work better, we’d love to explore them.
